We specialise in good quality rented accommodation ranging from one bedroom flats to larger family homes. We cover the Warrington Area with our main letting office being in Penketh.
TYPE OF TENANCY
This will normally be an Assured Shorthold Tenancy for a minimum contract of six calendar months unless otherwise agreed.
This is payable per calendar month, in advance, usually by standing order. The rent due date is normally when the tenancy begins and monthly thereafter.
The deposit will normally be equivalent to one months rent (unless otherwise stated by the landlord) which will be required in advance to be held against damage or dilapidations or non payment of rent etc, and is returnable, less any deductions, after vacation at the end of the tenancy.
Having found a suitable property A formal application form must be submitted for each adult who will be living in the property. All adults will be named on the tenancy agreement and will therefore be jointly responsible for the property. We always take up references for all applicants, this will include a credit check.
AN APPLICATION FEE
A fee needs to accompany the application form to cover our administration costs and reference processing. This initial amount will not be returned if you withdraw the application for any reason. It would be refunded however, after deducting any costs we have already incurred, if due to unforeseen circumstances the landlord withdraws the property from the market.
CONFIRMATION OF REFERENCES
The property is not finally secured and confirmed until satisfactory references have been obtained and we have our clients final consent, all the legal documentation has been signed and all the monies due have been paid over and are cleared.
YOUR INITIAL ACCOUNT
The rent, deposit and balance of any application fee due must be paid prior to commencing a tenancy. This money should be paid in Cash.
