If you register your details with us we will add you to our comprehensive web powered database which will search and match your criteria for all suitable properties and keep you updated with regular emails and phone updates. You can also from our website access full colour property details on each property and organise any viewings.
This will normally be an Assured Shorthold Tenancy for a minimum contract of six calendar months unless otherwise agreed.
This is payable per calendar month, in advance, usually by standing order. The rent due date is normally when the tenancy begins and monthly thereafter.
The deposit will normally be equivalent to one months rent (unless otherwise stated by the landlord) which will be required in advance to be held against damage or dilapidations or non payment of rent etc, and is returnable, less any deductions, after vacation at the end of the tenancy.
Having found a suitable property A formal application form must be submitted for each adult who will be living in the property. All adults will be named on the tenancy agreement and will therefore be jointly responsible for the property. We always take up references on applicants to include and this can also include a credit check.
A fee needs to accompany the application form to cover our administration costs and reference processing. This initial amount will not be returned if you withdraw the application for any reason. It would be refunded however, after deducting any costs we have already incurred, if due to unforeseen circumstances the landlord withdraws the property from the market.
The property is not finally secured and confirmed until satisfactory references have been obtained and we have our clients final consent, all the legal documentation has been signed and all the monies due have been paid over and are cleared.
The rent and deposit and balance of any application fee due must be paid prior to commencing a tenancy. This money should be paid in Cash. Please note that if personal cheques or company cheques are to be accepted that this must be with prior agreement by ourselves and at least 7-10 working days must be allowed for clearance of the funds before moving into the property.
